Strata Property Manager
The Opportunity:
We are currently seeking an experienced and service-oriented Strata Property Manager to join our clients dynamic team. This individual will be responsible for overseeing a portfolio of residential strata properties, ensuring smooth day-to-day operations, compliance with the Strata Property Act, and maintaining strong relationships with strata councils and stakeholders.

Our client is a boutique, well-established, licensed real estate and property management firm with a 50+ year track record of excellence in the Greater Vancouver area. With a diverse portfolio of over 100 residential and commercial properties; including high-rise towers, low-rise buildings, single family homes, and commercial office spaces. They are known for delivering full service management with a strong focus on professionalism, integrity, and client service.

Key Responsibilities:
- Manage a portfolio of residential strata properties throughout the Lower Mainland
- Serve as the primary point of contact for strata councils, owners, service providers, and trades
- Prepare for and attend council meetings and AGMs, including meeting notices, minutes, and follow-ups
- Coordinate maintenance, repairs, inspections, and contractor services
- Develop and review annual budgets and financial statements in collaboration with council members
- Ensure compliance with the Strata Property Act and applicable bylaws
- Draft correspondence and issue notices on behalf of the strata corporations
- Assist with bylaw enforcement and conflict resolution
- Provide guidance on capital planning and oversee special projects when required
Qualifications:
- Licensed as a Strata Property Manager with the BC Financial Services Authority (BCFSA)
- Minimum 3 years of hands-on experience managing strata properties
- Strong understanding of the Strata Property Act and related legislation
- Exceptional communication, organizational, and problem-solving skills
- Proficiency in Microsoft Office and strata management software (e.g., Yardi, Buildium, or equivalent)
- Proven ability to multitask and operate efficiently in a fast-paced environment
- Valid BC driver’s license and access to a vehicle
