Job Title: Director of Leasing – Commercial Real Estate Portfolio
Location: Lower Mainland, BC
Overview: Our client is a premier commercial real estate investment and management firm with an extensive and diverse portfolio in the Lower Mainland. Our client is currently seeking a skilled and results-driven Director of Leasing to oversee and execute leasing strategies across their commercial real estate assets.
Position Overview: The Director of Leasing will be responsible for driving the leasing strategy and managing tenant relationships across our client’s portfolio of commercial properties in the Lower Mainland. The role requires a seasoned professional with extensive knowledge of the local real estate market, strong negotiation skills, and a proven history of successful leasing transactions. The ideal candidate will have at least 5 years of brokerage experience and a strong network within the commercial real estate community in the Lower Mainland.
Key Responsibilities:
- Lead and execute the leasing strategy for the commercial real estate portfolio in the Lower Mainland, aiming to optimize occupancy and rental income.
- Develop, negotiate, and finalize lease agreements with new tenants, ensuring favorable lease terms while meeting tenant needs.
- Cultivate and maintain strong relationships with local brokers, property managers, tenants, and other key stakeholders in the real estate community.
- Monitor and analyze local market trends, competitor activity, and economic conditions in the Lower Mainland to inform leasing decisions.
- Work closely with the property management team to ensure leased properties are well-maintained, and tenant satisfaction is consistently met.
- Prepare and deliver regular leasing reports to senior leadership, including leasing performance, market insights, and recommendations.
- Supervise and mentor leasing team members, providing guidance and support to achieve leasing objectives.
- Develop marketing strategies and materials, including leasing brochures, digital campaigns, and property signage to attract high-quality tenants.
- Negotiate lease renewals and extensions with existing tenants to ensure long-term retention and minimize vacancy rates.
- Partner with the finance team to align leasing strategies with the company’s financial goals and objectives.
Qualifications:
- A minimum of 5 years of experience in commercial real estate brokerage, leasing, or a related field in the Lower Mainland market.
- Proven track record of achieving leasing targets and successfully negotiating lease terms.
- Strong understanding of the commercial real estate market in the Lower Mainland, including market trends, pricing, and tenant needs.
- Exceptional communication and interpersonal skills, with the ability to build relationships with a diverse group of stakeholders.
- Strong analytical and strategic thinking abilities to assess market conditions and make informed leasing decisions.
- Solid knowledge of commercial lease structures, legal terms, and property management processes.
- Proficiency in Microsoft Office Suite and real estate leasing management software (e.g., Yardi, Argus, etc.).
- A valid real estate license is required (or ability to obtain within a specified timeframe).
- Ability to thrive in a fast-paced, dynamic environment, both independently and as part of a team.
Preferred Qualifications:
- Bachelor’s degree in Business, Real Estate, Finance, or a related field.
- Established relationships with brokers and tenants in the Lower Mainland commercial real estate market.
- Experience with property management and financial reporting.
