As a key member of the construction team, the Project Manager provides oversight and management of construction projects. Working closely with the Project Coordinators, the Project Manager will oversee the development of the project schedule and adherence/compliance with budget reporting. This is a dynamic leadership position that requires the ability to teach/mentor and a high degree of organizational ability.
Core Responsibilities
- Coordinate, schedule and conduct project start‐up meetings with Estimating, Accounting, Field Supervision, Project Coordinators, and Executive Team as needed.
- Review contract documents, estimate & tender with Preconstruction Estimator, Project Coordinator & Site Superintendent.
- Prepare, review, and manage the prime contract, maintaining general budget and expense oversight.
- Develop and drive the construction schedule in conjunction with the project team ensuring that completion dates and milestones are met.
- Put your problem-solving skills to work and recommend innovative methods that will increase effectiveness and efficiency to ensure project excellence and productivity.
- Utilize a proactive approach to ensure compliance with our client’s Quality Control Program.
- Utilize your experience in trade partner selection and coordination of their activities.
- Apply your financial management experience to plan, manage and respect project budgets, costs, and associated purchasing.
- Share your knowledge and be a role model through mentorship opportunities with project team members.
- Complete weekly and monthly PM Site Activity Reports and Monthly Project Financial Forecast.
- Generate and review financial reports and provide commentary as needed.
- Effectively manage risk to ensure any associated project risk is minimized.
- Coordinate with Accounting and follow proper accounting policies.
- Negotiate, finalize, and manage subcontracts and major supplier purchase orders.
- Prepare and manage project budget and updates.
- Prepare and manage project schedule and updates.
- Coordinate, estimate cost and manage quotations for contract changes.
- Monitor and approve subcontractor and major supplier progress claims.
- Manage and file all submittals/project shop drawings.
- Conduct and record minutes of client/consultant meetings.
- Understand job costs for accurate planning and forecasting.
- Continually review job progress with the superintendent.
- Monitor and pursue timely progress payments from the owner and to subcontractors and suppliers.
- Schedule and obtain all final schedule signs off from consultants.
- Schedule and conduct project close‐out meeting(s) with subcontractors
- Manage to closeout process with clients and consultants.
- Closeout project for accounting purposes.
- Schedule and coordinate time-sensitive warranty reviews.
- Take part in the “hand-off/transfer” meeting from preconstruction activities to the construction and project management teams.
Core Experience Requirements
- A minimum of five years of experience in a private or public construction setting.
- PMP certification is considered an asset.
- Experience with software programs such as SAGE 100, Primavera, and Procore is an asset.
- Experience with MS Project is an asset.
- Experience with issuing Purchase Orders, Sub-Contracts, Providing Tracking Reports and assessing terms and conditions relevant to purchases/deliveries.
- Experience with BC Bid and other methods of public/private procurement.
- Experience in administering multiple files on multiple projects at the same time.
- Experience in client satisfaction and client management
- Experience chairing sub-contractor, consultant, and client meetings.
- Experience with various estimating software platforms and building budgets/estimates from a combination of software and manual takeoffs from blueprints.
